The time taken to register the deeds in the Land Registry can vary depending on the workload of the registry and the complexity of the process. Generally, the process can take between 2 and 6 weeks. However, with TRES, in just a few days you will have on your mobile phone the proof of payment of the notary's fee and the tax (90% of the provision) as well as the presentation of the deed for registration in the corresponding land registry.

 

2. What taxes do I have to pay when formalising a title deed?

 

When formalising a deed of purchase and sale, it is necessary to pay several taxes. For second hand properties, the main tax is the Transfer Tax (Impuesto de Transmisiones Patrimoniales, ITP), the rate of which varies according to the Autonomous Community. For new properties, VAT and Stamp Duty (Impuesto de Actos Jurídicos Documentados - AJD) are paid.

 

3. What documentation do I need to process the deeds?

 

For the processing of the deeds, various documentation is required, which may include the DNI or NIE of the parties involved, the energy efficiency certificate, the last IBI bill, and in the case of mortgaged properties, a certificate of zero balance or cancellation of mortgage. In addition, it is necessary to have the original deeds signed before a notary.
